In September 2026, the median detached sale price in ZIP 92127 came in at $1.9 million. That is 2.6% below September 2025, the kind of number that turns into a "prices are falling" headline. In the same report, for the same month, detached inventory was down 25% from a year earlier and sellers received 97.6% of their original list price, up from 94.7%. A falling market doesn't usually look like that. In 4S Ranch's ZIP code, the monthly median mostly tells you which homes closed that month. The supply numbers tell you who has leverage.
The Greater San Diego Association of REALTORS publishes a monthly Local Market Update for 92127, and it is titled "Rancho Bernardo West." If you search the association's data for 4S Ranch, you won't find that name on the page that covers it.
The ZIP behind that label takes in more than one community. The 4S Ranch Master Association lists its management office at a 92127 address. So does The Crosby Club. Every detached sale across those communities, whatever its size or price point, goes into the same monthly statistic.
Here is the detached side of the 92127 report across summer and early fall 2026.
| Month (2026) | Detached median | Closed sales | Days on market | Inventory |
|---|---|---|---|---|
| June | $2,300,000 | 31 | 34 | 79 |
| July | $1,977,500 | 23 | 32 | 60 |
| August | $2,202,000 | 32 | 41 | 56 |
| September | $1,900,000 | 19 | 30 | 51 |
The median dropped about $322,000 from June to July, rose about $225,000 in August, and fell $302,000 in September. Home values across a whole ZIP don't move that way in 30-day stretches. Inventory fell every month, from 79 homes in June to 51 in September.
The swings make sense once you look at the sample size. With 19 closings, the September median is simply the 10th sale when you line them up by price. If two or three of the ZIP's priciest homes close in a given month instead of more typical ones, that middle sale moves up a lot. If they close the next month, it moves back. SDAR prints a warning under every table that percent changes "can sometimes look extreme due to small sample size." The association's tables don't break sales out by neighborhood, so the month-to-month mix can't be proven from this data. Still, a few hundred thousand dollars of movement on fewer than three dozen sales, in a ZIP that spans more than one community, is what that mix would produce.
The longer window holds steadier. The year-to-date detached median through September 2026 was $2,150,000, down 2.6% from $2,207,500 a year earlier, on 218 closed sales.
If the median is noisy, the useful question is what the other rows say. For detached homes, they agree with each other. Here is September 2026 compared with September 2025:
August showed the same pattern even more clearly. The August 2026 report had a detached median of $2,202,000, down 10.1% from $2,450,000 in August 2025. That's the most alarming number of the four months. In the same report, inventory was down 27.3%, months' supply fell from 3.6 to 2.5, and sellers received 96.8% of original list price compared with 93.7% a year earlier. A 10% price drop alongside fewer homes for sale and smaller discounts off list price fits a change in which homes sold. It doesn't fit sellers losing ground.
Year-to-date pending sales through September 2026 were up 9.4%, while year-to-date new listings were down 9%. More buyers went under contract on fewer new listings. That is why supply is shrinking.
The attached side of the same report points the other way. For townhomes and condos in 92127, here is September 2026 compared with September 2025:
| Attached metric | Sept 2025 | Sept 2026 |
|---|---|---|
| Pending sales | 13 | 7 |
| Days on market until sale | 20 | 36 |
| Inventory | 35 | 39 |
| Months' supply | 3.9 | 4.1 |
| Percent of original list received | 99.2% | 97.9% |
| Median sale price | $920,000 | $859,500 |
The attached medians swing too, even more sharply than the detached ones, because the samples are smaller still. June 2026 had a $775,000 median on 9 closings. July had $875,000 on 11. August had $894,500 on 8. The supply rows are what matter here. Attached months' supply in September was 4.1, nearly double the 2.3 on the detached side. Pending sales roughly halved compared with a year earlier, and homes took 16 more days to sell.
So the same ZIP held two different markets this fall. A family selling a detached 4S Ranch home in September 2026 was working with tight supply and smaller discounts off list. A buyer shopping for a 92127 townhome had more choices and more time. If one ZIP-wide headline is covering both, it's wrong for at least one of them.
The same SDAR page gives you everything needed to look past the headline. A useful order for reading it:
One more limit applies to every price row. SDAR states that its median and list-price figures do not account for sale concessions or down payment assistance. A sale that closed near asking with a large seller credit shows up as a strong price, so that detail only comes out in the individual transaction.
Are 4S Ranch home prices dropping in 2026? The 92127 detached median for September 2026 was 2.6% below September 2025, and the year-to-date median through September was also down 2.6%. In the same period, inventory, months' supply, and days on market all fell, and sellers got closer to their list prices. That data covers the whole ZIP rather than 4S Ranch alone, so the price of a specific 4S Ranch home comes down to comparable sales in its own neighborhood.
Why is the 92127 report called "Rancho Bernardo West"? That's the label the Greater San Diego Association of REALTORS gives the 92127 Local Market Update. The 4S Ranch Master Association and The Crosby Club both list 92127 addresses, so anyone looking for 4S Ranch statistics on the association's site will find them under that name.
Which number best shows whether it's a buyer's or seller's market in 92127? Months' supply is the most direct measure in the report. In September 2026 it stood at 2.3 for detached homes and 4.1 for attached homes.
A ZIP-wide median can't price your house. Comparable 4S Ranch sales, adjusted for the concessions the monthly report leaves out, can.
